With this package, we will find you a tenant, draft the tenancy agreement and undertake the relevant checks. After this, it is up to you to collect the rent. We charge a flat fee of 4% of annual rent for this service.

Everything that is included in our 'let only' package. We will also collect your rent on a monthly basis. We charge a flat fee of 6% of annual rent for this service.

Everything that is included in our 'let & rent collection' package. We will also arrange for annual gas safety checks as well as periodic electrical installation condition reports. Furthermore, we will also undertake repairs at pre-agreed levels. We charge a flat fee of 10% of annual rent for this service.

tenancy deposit

A tenancy deposit is a refundable payment that we ask a tenant to make. This provides our landlords with security if a tenant causes damage to a property, does not return it in its original condition, does not pay their rent or breaks the terms of their tenancy agreement.

The maximum deposit payable is equivalent to five weeks' rent.

holding deposit

We will take a holding deposit from a tenant to reserve a property whilst reference checks and preparation for a tenancy agreement are undertaken. This will be capped at a maximum of one week's rent. This will be refunded to you within seven days of entering into a tenancy agreement with you, our landlord choosing to withdraw from the proposed agreement, or the deadline for agreement passing without a tenancy having been entered.

Please note that the holding deposit will NOT be refunded in the event that you provide false or misleading information which we can reasonably consider when deciding to let a property, you or a member of your household fails a Right to Rent check, you withdraw from a proposed agreement, or you fail to take all reasonable steps to enter into a tenancy agreement and we (and/or the landlord) take all reasonable steps to do so.

changes to a tenancy

You will need to pay our costs, up to a maximum of £50, in respect of any reasonable request to alter a tenancy agreement that we or the landlord agree to.

early termination fee

In the event that you wish to terminate a tenancy early, and provided we agree to this, you will be required to pay rent as required under their tenancy agreement until a suitable replacement tenant. Furthermore, you will need to pay the costs associated with re-marketing the property and referencing potential tenants.

default fee

In the event that your rent remains outstanding for 14 days or more, you will be charged interest at 3% above the Bank of England’s base rate for each day that the payment has been outstanding.
