A tenancy deposit is a refundable payment that we ask a tenant to make. This provides our landlords with security if a tenant causes damage to a property, does not return it in its original condition, does not pay their rent or breaks the terms of their tenancy agreement.

The maximum deposit payable is equivalent to five weeks' rent.

We will take a holding deposit from a tenant to reserve a property whilst reference checks and preparation for a tenancy agreement are undertaken. This will be capped at a maximum of one week's rent. This will be refunded to you within seven days of entering into a tenancy agreement with you, our landlord choosing to withdraw from the proposed agreement, or the deadline for agreement passing without a tenancy having been entered.

Please note that the holding deposit will NOT be refunded in the event that you provide false or misleading information which we can reasonably consider when deciding to let a property, you or a member of your household fails a Right to Rent check, you withdraw from a proposed agreement, or you fail to take all reasonable steps to enter into a tenancy agreement and we (and/or the landlord) take all reasonable steps to do so.

You will need to pay our costs, up to a maximum of £50, in respect of any reasonable request to alter a tenancy agreement that we or the landlord agree to.

In the event that your rent remains outstanding for 14 days or more, you will be charged interest at 3% above the Bank of England’s base rate for each day that the payment has been outstanding.
